Most asphalt driveways have lifespans of roughly 15 – 25 years.
Rather than letting your driveway fall apart and then dealing with the cost of a full replacement, it’s often far more cost-effective to simply resurface your driveway. This will extend its life while giving it a brand new look!
Knowing when it’s time for your driveway to be resurfaced, however, is easier said than done. As the years begin to blend together, you may be rapidly approaching a critical point in your driveway’s life without knowing it!
Fortunately, there are a handful of signs that will indicate when it’s a good time to resurface your driveway.
1. Cracks are developing
Cracks always get worse, and some environments are much harsher on blacktop surfaces than others. As your driveway is exposed to both cold and warm weather, those cracks will likely expand, extend, and even begin to connect with other cracks.
So, even though the fine cracks in your driveway may look relatively harmless, they are bound to get worse in the coming months and years. Don’t wait for chunks of asphalt to start breaking off!
2. Potholes are forming
Although you might view your driveway as indestructible after it’s been freshly paved, just give it a few years. Under the constant pressures of vehicles and the onslaught of inclement weather, potholes may very well begin to form.
Much like cracks, potholes have the tendency to grow wider and deeper as you continue to neglect them. This has the potential to impact not only the life of the driveway but also the vehicles that could sustain damage as a result.
3. There are sunken or uneven areas
There are two quick and easy ways to tell whether your driveway has become uneven.
First, take a look at the area where your driveway connects to the concrete in your garage. If there are areas that are visibly sunken (typically where your tires line up), keep in mind that you may be due for a resurfacing soon.
You can also look outside on a rainy day. If you notice that rain tends to puddle in certain areas of your driveway more than others, you know that your driveway is uneven.
4. Its color has faded
With time, your driveway’s color is going to fade. While this has no structural impact on the driveway itself, it is yet another indicator that your driveway is quickly aging —which also suggests that it is far from the only sign of wear and tear.
In all likelihood, there are other issues brewing, and it’s only a matter of time before they begin to surface.
5. It’s becoming overgrown
Is your driveway making your home look like it’s been abandoned?
Maybe vegetation is beginning to sprout from your driveway’s potholes. Perhaps weeds are starting to emerge from within the ever-growing cracks.
Of course, you can spend hours and hours clearing unwanted vegetation with different weed-killing formulas, but who really wants that headache? Instead, get your driveway resurfaced and leave all of this work up to a professional!
